Cette mesure vise \u00e0 rendre l\u2019acc\u00e8s \u00e0 la propri\u00e9t\u00e9 plus abordable tout en simplifiant le syst\u00e8me fiscal. Le texte pr\u00e9voit \u00e9galement une r\u00e9forme des droits de succession qui sera mise en place \u00e0 partir de 2028.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-46904bd elementor-widget elementor-widget-heading\" data-id=\"46904bd\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\"> Le taux r\u00e9duit de 3 % pour l'acquisition d'une habitation propre et unique<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-37a248f elementor-widget elementor-widget-text-editor\" data-id=\"37a248f\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>\u00c0 partir de janvier 2025, les acheteurs d&rsquo;une r\u00e9sidence principale en Wallonie pourront b\u00e9n\u00e9ficier d\u2019un taux r\u00e9duit de 3 % sur les droits d\u2019enregistrement, contre le taux actuel de <strong>12,5 %<\/strong>. Cependant, pour profiter de ce taux favorable, plusieurs conditions doivent \u00eatre respect\u00e9es par l\u2019acqu\u00e9reur.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f4a46b6 elementor-widget elementor-widget-heading\" data-id=\"f4a46b6\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\"> 1. Ouverture du droit au tarif r\u00e9duit<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-de3a279 e-con-full e-flex e-con e-child\" data-id=\"de3a279\" data-element_type=\"container\" data-settings=\"{&quot;jet_parallax_layout_list&quot;:[],&quot;_ha_eqh_enable&quot;:false}\">\n\t\t\t\t<div class=\"elementor-element elementor-element-5512441 elementor-widget elementor-widget-text-editor\" data-id=\"5512441\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Ce taux r\u00e9duit de 3 % est exclusivement r\u00e9serv\u00e9 aux personnes qui acqui\u00e8rent un bien immobilier destin\u00e9 \u00e0 devenir leur r\u00e9sidence principale. Ce droit est accord\u00e9 ind\u00e9pendamment du type de bien (maison, appartement, etc.), tant que celui-ci est destin\u00e9 \u00e0 \u00eatre habit\u00e9 en tant que r\u00e9sidence principale et unique de l\u2019acqu\u00e9reur. Conditions \u00e0 remplir par l\u2019acqu\u00e9reur<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-75e3665 elementor-widget elementor-widget-spacer\" data-id=\"75e3665\" data-element_type=\"widget\" data-widget_type=\"spacer.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<div class=\"elementor-spacer\">\n\t\t\t<div class=\"elementor-spacer-inner\"><\/div>\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4bcca8f elementor-widget elementor-widget-text-editor\" data-id=\"4bcca8f\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p id=\"ember196\" class=\"ember-view reader-text-block__paragraph\">Pour b\u00e9n\u00e9ficier de ce tarif r\u00e9duit, plusieurs crit\u00e8res doivent \u00eatre remplis :<br \/><br \/><\/p><ul><li><strong>Absence de possession d\u2019un autre bien immobilier<\/strong> :<br \/>L\u2019acqu\u00e9reur ne doit pas \u00eatre propri\u00e9taire d\u2019un autre bien immobilier destin\u00e9 \u00e0 l\u2019habitation, qu&rsquo;il soit situ\u00e9 en Wallonie ou ailleurs. Les exceptions concernent les terrains \u00e0 b\u00e2tir et les habitations en construction, qui ne sont pas consid\u00e9r\u00e9es comme des \u00ab immeubles obstructifs \u00bb.<\/li><li><strong>\u00c9tablissement de la r\u00e9sidence principale<\/strong> : L\u2019acqu\u00e9reur doit \u00e9tablir sa r\u00e9sidence principale dans le bien acquis dans un d\u00e9lai de :<br \/><br \/><\/li><\/ul><p id=\"ember198\" class=\"ember-view reader-text-block__paragraph\"><strong> Trois ans<\/strong> pour une habitation existante.<br \/><br \/><\/p><p id=\"ember199\" class=\"ember-view reader-text-block__paragraph\"><strong> Cinq ans<\/strong> pour un terrain \u00e0 b\u00e2tir ou une habitation en construction<br \/><br \/><\/p><ul><li><strong>Conservation de la r\u00e9sidence principale<\/strong> : L\u2019acqu\u00e9reur doit maintenir sa r\u00e9sidence principale dans le bien acquis pendant une p\u00e9riode minimale de <strong>trois ans<\/strong> \u00e0 compter de l\u2019\u00e9tablissement de la r\u00e9sidence.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-7f42c86 elementor-widget elementor-widget-spacer\" data-id=\"7f42c86\" data-element_type=\"widget\" data-widget_type=\"spacer.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<div class=\"elementor-spacer\">\n\t\t\t<div class=\"elementor-spacer-inner\"><\/div>\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-d9aba6b e-con-full e-flex e-con e-child\" data-id=\"d9aba6b\" data-element_type=\"container\" data-settings=\"{&quot;jet_parallax_layout_list&quot;:[],&quot;_ha_eqh_enable&quot;:false}\">\n\t\t\t\t<div class=\"elementor-element elementor-element-9745be2 elementor-widget elementor-widget-heading\" data-id=\"9745be2\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">3. Sanctions en cas de non-respect des conditions<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-bd074a2 elementor-widget elementor-widget-spacer\" data-id=\"bd074a2\" data-element_type=\"widget\" data-widget_type=\"spacer.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<div class=\"elementor-spacer\">\n\t\t\t<div class=\"elementor-spacer-inner\"><\/div>\n\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-80f818d elementor-widget elementor-widget-text-editor\" data-id=\"80f818d\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p id=\"ember196\" class=\"ember-view reader-text-block__paragraph\">En cas de non-respect des conditions li\u00e9es \u00e0 l\u2019\u00e9tablissement de la r\u00e9sidence principale, des sanctions peuvent \u00eatre appliqu\u00e9es. Si l\u2019acqu\u00e9reur ne respecte pas la p\u00e9riode d\u2019\u00e9tablissement de sa r\u00e9sidence ou si le bien acquis est c\u00e9d\u00e9 avant les d\u00e9lais impartis, il pourra \u00eatre contraint de rembourser la diff\u00e9rence entre le taux r\u00e9duit de 3 % et le taux standard applicable, major\u00e9 d\u2019une p\u00e9nalit\u00e9. Cette r\u00e9forme vise \u00e0 r\u00e9duire la charge fiscale pour les h\u00e9ritiers, tout en facilitant la transmission du patrimoine
